Lodge a mortgage or discharge of mortgage
To lodge a mortgage or discharge of mortgage, follow the steps below.
A legal practitioner, conveyancer or financial institution may do this on your behalf.
Fee
A $176 fee applies.
If applying online (eConveyancing for practitioners, conveyancers or financial institutions), other fees may also apply.
Before you apply
Before lodging with the LTO, read the guidelines relevant to you:
Apply in person or by mail
Everyone, including legal practitioners, conveyancers and financial institutions, can lodge a mortgage or a discharge of mortgage in person or by mail.
Refer to the schedule of notes on the back of the mortgage or discharge of mortgage forms for detailed steps and more information.
Your forms must be witnessed by qualified person.
Follow these steps:
Step 1: Print the relevant application below on a single sheet of A4 paper using double-sided printing.

Step 2. Fill in the application and sign it in front of a qualified witness.
If the name differs from the land title register, see update your details in the land register page
Step 3. Submit the application and pay the fee to the LTO in person or by mail.
If you have a duplicate certificate of title, you must return it to the LTO when you submit your form.
Apply online (eConveyancing for practitioners)
If you're a legal practitioner, conveyancer or financial institution, you can lodge a mortgage or discharge of mortgage online (eConveyancing).
To do this, you must be a subscriber.
If the name of the mortgagor or mortgagee differs from the register, you must submit a justification for the discrepancy. Read about justifications for a name discrepancy.

Access instrument and enter land details
Go to the mortgage instrument.
Enter the land title reference (volume and folio reference). This will pre-fill in the land description.
Check estate or interest being mortgaged
Check estate type.
Check mortgagor details
Make sure the mortgagor details match.
Enter mortgagee (lender) details
Enter the mortgagee's details, including name and address.
Enter tenancy type (if applicable)
Enter tenancy type as joint tenants or tenants in common, if there are multiple mortgagees.
Enter common provisions (if applicable)
Enter common provisions number recorded in the LTO.
Enter additional terms and conditions (if applicable)
Enter additional terms and conditions.
Upload additional terms and conditions (if applicable)
Upload a PDF of the terms and conditions.
Enter 'Please refer to' in the additional terms and conditions field.
Only one terms and conditions permitted per mortgage.
Attach consent (if applicable)
Upload Minister’s or caveator’s consent.

Access instrument and enter land details
Go to the discharge of mortgage instrument and enter the volume and folio reference under land description.
Mortgagee details
Check the mortgagee details.
If the mortgagee's name is different from the register, you must submit a justification for the name discrepancy.

Enter mortgage number
Select the mortgage.
If there are multiple mortgages over the land to be discharged, a new application must be completed for each mortgage.
