Lodging a mortgage online
This instrument is used to formally register a new mortgage over a land title.
An electronic mortgage lodged via an ELNO consists of two counterparts:
- an electronic counterpart, known as a mortgage instrument, prepared and signed by the subscriber representing the mortgagee, and
- a paper counterpart on the same terms as the electronic mortgage signed by or on behalf of the mortgagor (to be retained by the mortgagee).
Both counterparts are required to form the legal mortgage instrument.
Only the electronic counterpart is lodged for registration.
The paper counterpart must be held by the mortgagee.
How to apply
To lodge an electronic mortgage, follow the steps below.
You must complete at least one of steps 6, 7 or 8.
Land title reference
Enter a current volume and folio reference, this will pre-populate the land description.
Where a minor is a registered proprietor on title, that title cannot be used for electronic lodgement.

Estate or interest being mortgaged
Check estate type.
Eligible estate types in the NT are:
- fee simple
- lease hold estate.

Mortgagor details
Check the current name of the mortgagor.
If the mortgagee's name is different from the register, you must submit a justification for the name discrepancy.

Mortgagee details
Enter the mortgagee details, including name and address.

Tenancy type
Where there are multiple mortgagees, enter the tenancy type either as joint tenants or tenants in common.
Tenancy will only be shown on the rendered form.
Common provisions (if applicable)
Where specific mortgage provisions that have been lodged with the Land Titles Office are used, enter common provisions number recorded in the Land Registry (LR Memorandum ID).
Additional terms and conditions (if applicable)
Enter additional terms and conditions.
Only one terms and conditions is permitted per mortgage.
Upload terms and conditions file (if applicable)
Upload a PDF of the terms and conditions.
Enter 'Please refer to' in the additional terms and conditions field.

Upload consent (if applicable)
Upload Minister or Caveator's consent.
