Verification of identity for Land Titles Office transactions

When lodging an application with the Lands Title Office (LTO), you must verify you or your client's identity.

This applies to you if you're representing yourself or are acting on behalf of a client as a:

  • legal practitioner
  • conveyancer
  • mortgagee (bank lender).

If you're representing yourself, you must have your identity verified by an authorised person.

This can be a legal practitioner, conveyancer or verification of identity (VOI) agent such as Australia Post.

You must produce the minimum identity documents outlined in appendix A of the guide to paper transactions for self-represented parties PDF (694.0 KB).

If lodging via eConveyancing you must take reasonable steps to verify the identity of your client.

For instructions on how to conduct VOI, read the verification of identity guidance note.

This guidance note provides advice and assistance to subscribers and mortgage lenders on verifying the identity of a transacting party in a conveyancing transaction, in accordance with the version 7 model participation rules.

If you're representing a client in paper, you must take reasonable steps to verify the identity of your client.

For more information on verifying an identity for all paper instruments, read the Registrar-General’s guidelines and directions PDF (863.0 KB).
